As a military-focused REALTOR® and Military Relocation Professional, I often deal with misconceptions regarding the VA loan product. One of the biggest misconceptions is that veterans have no “skin in the game” regarding the transaction because they are putting zero down.
VA loans give veterans the benefit of purchasing a home with zero down. Contrary to these negative assumptions, putting zero down doesn't mean the buyer is weak or lacks skin in the game. Often, these buyers choose to put cash towards other higher yielding investments while still taking on a mortgage, and investing long-term in their home. Actually, a wise financial decision!
The bottom line is that the seller will receive the same amount at closing whether the buyer puts zero down on a loan or pays cash. As long as the buyer is vetted by a lender, the amount a buyer chooses to put down at closing should not be a factor for a seller.
